The ability to reap additional profits on the sale of your home can be accomplished easily enough, if you make the right improvements. Many changes can provide the prospective buyer with enhanced feelings about your home. Feelings of more space, more light, more rooms, more closet space, greater privacy, warmth and security. Basic, simple and inexpensive improvements can provide an improved emotional response in a potential buyer.
An example could be something as small as a crack in the paint on a wall. The 4 Most Common Ways Sellers Price Their Homes

When buying or selling real estate here are 4 price strategies that are the most common that I have come across in my real estate career.
Clearly Overpriced: Every seller wants to maximize the amount they receive for their home. They may have an inflated value of what their home is worth because of: getting opinions from un-informed advisors and friends, having an over financed home, or they have renovated their home to a standard not consistent with their neighbours. My experience has been that unless this home has been on the market for three to four months, the seller will not drop his price. And if he does, and your offer is accepted, will the appraisal that your lender will order, what if the appraisal is below the offer price?
Somewhat Overpriced: About 75% of the homes on the market are overpriced. These homes sit on the market longer than they should as well. There are two main reasons these homes are overpriced. The seller believes that the home is worth more than the market has indicated, OR, the seller has left room for negotiating.
Priced Correctly At Market Value: Some sellers understand that real estate is part of the capitalistic system of supply and demand. They have realistically priced their homes based on a thorough analysis of other homes on the market prepared by a good and knowledgeable Realtor. These competitively priced homes usually sell in a reasonable time and very close to asking price.
Priced Below the Fair Market Value: Some sellers are motivated by a quick sale. These homes could attract multiple offers and sell fast, and, at or above, the asking price!

If Your Home Was Destroyed, How Much Insurance Would You Need?

My brother and sister in law just had their home destroyed by a plumber who did not properly repair a toilet fixture in their upstairs bathroom. When they came home one afternoon from work, their upstairs had caved into the main floor! Extensive water damage and in turn, mould etc.
7 months later, 3 insurance companies involved, their house totally gutted and them living in rented quaters, no start has been made to restore the historic home! They are frustrated, hurt and may have to seek a remedy from the courts!
Hence, this article I hope may give you cause to rethink your inurer and coverage.
Over 70 percent of homes in Canada are underinsured. And, of those homes, 70 percent are underinsured by at least 30 percent. This is a major problem! The confusion between market value and replacement value is where many of these problems originate. Many people base their insurance coverage on the market value of their home. Market value is what a buyer will pay for your property, but this is irrelevant if your home is destroyed. What you should really be basing your coverage on is replacement value. This is much more complicated to compute.
When computing replacement value you must figure in all of the costs of rebuilding your home. This is often 20-30 percent more than new construction because of the added demolition and removal costs. Once the land has been cleared, you will need to add the cost of actually building your home by multiplying the square footage by the average cost per square foot.
You can find out average square footage costs from your local builder’s association or builder’s union. Then, you need to add in additional money for upgrades and improvements that you have made. Also, check your local building codes because changes in codes since your original home was built can cost a bundle when rebuilding. In some cases, it may cost even more to rebuild your home than the market value. 
This is often the case in run-down areas where land values have fallen. In any case, don’t just base your homeowner’s coverage on the lender’s requirements. These often only cover the mortgage balance leaving you with nothing.

How to get your house exposed so that buyers can find you

I was asked to list a house the other day that had been on MLS with another brokerage for 132 days and did not sell. I did my research and felt the asking price was correct and thought to myself, "What is wrong with the place?"
After viewing the home, which was in great condition and after meeting the exasperated home owners who are more than affable and motivated, I am pretty sure I know why the home did not sell.
