The real estate market in this West London neighbourhood was quite active with 31 houses exchanging hands and 2 condos! The new homes on Talbot and area accounted for the majority of transactions.
The average asking price of $383, 719 has skewed the averages because we have older, smaller homes in "the village" and then the newer larger homes. You can purchase from $179,000 up to over $675,000 so do not let averages be the only deciding factor before you purchase or sell.
There are very few condos in the Lambeth area, hence, only 2 sales.

The sale of houses and condos in Lambeth in west London in 2012 was quite active with 130 houses changing hands and the average home was listed for $382,732 and sold for 98% of asking price and the houses that did sell took approximately 52 days to sell.
In this same period, 8 condos sold at an average price of 315,161 and these were on the market an average 98 days. Most of these were new condos hence the time on the market.
This area is growing with new retail free standing stores and services and there are more major residential plans in the works, plus green space.
If you haven't been in the Lambeth, Talbot Trail area, you may want to take a drive along Southdale Road West, it'll be worth it.

Lambeth is a neighbourhood in the south west of The City of London, Ontario, Canada. On January 1, 1993, the Town of Westminster, including the village of Lambeth, became part of the City of London. To this day, some residents refuse to call the neighbourhood anything but Lambeth, Ontario. Lambeth is a few minutes to London, great shopping, dining and social events are all close by.
